My Marketing Plan

My marketing plan utilizes numerous publications, websites, and various forms of social media to get your property in front of potential buyers. Traditional forms of advertising are regularly included and always customized to the property—but other creative ways to get the word out often work just as well. For example, this might include creating a flyer to distribute at an open house of a local private school in close proximity to your listing, or, scheduling open houses when nearby events draw people close.

Across-the-board, I provide the same high-end advertising pieces for each and every property I represent. These pieces include full-color glossy card stock brochures, postcards and flyers. Clients are always welcome to provide their input in these marketing pieces with information such as updates and improvements and when they were completed, special features they want highlighted, and perhaps supplying us with the house location survey and/or floor plans from their original purchase. 

The most important marketing activity I do is in the preparation of the photographs for the virtual tour. For many buyers, this is their first and only glimpse into your property and it needs to entice them to look further. Because of the emphasis on these photographs, I have always delegated this task to professionals who utilize the latest technology to ensure your home attracts as much interest as possible. The photographer I use utilizes a technology known as photo fusion. In short, five frames are taken of the same photo and fused together to create the optimal photograph. I am happy to explain in person more about this process, but suffice it to say, the photographs are always incredible.                      

I utilize two services that disseminate details of your property as entered into the Brite multiple listing service, (formerly known as MRIS). These services ensure that information about your home is quickly and efficiently distributed to over 350 real estate-related websites. Additionally, I own two featured home spots on homes.com, premier agent status of Zillow, and have prominent positioning on Trulia and Realtor.com.

Display advertising in local papers is prominently displayed on either a quarter page or half-page ad format, versus one of those twenty ads to a page—two inches by three. I also use a service that reaches different homeowners utilizing public tax records to target market your home with direct-mail postcards. And yes, I still use the Washington Post, call me a dinosaur, but my friend Pat at the Post always positions my advertising for maximum exposure. 

 

I am on the phones daily prospecting for buyers and sellers and matching them together with great success. Prospecting is an integral part of every day, proactively marketing your property vs. waiting for something to happen. Of course, I regularly hold broker's luncheons with each new listing, in addition to public open houses, I deliver flyers directly to agents’ offices through a service known as local coverage, and offer single address websites complete with virtual tour. Throughout the marketing process numerous email notices are sent to the entire Washington metropolitan area real estate community through Rezora. 

 

Before any of these marketing activities can happen, I first must be sure the photos taken are perfect, which almost always requires some degree of preparation to properly prepare your home for the market. This means putting your house together in such a way to appeal to the broadest audience. Sometimes this requires purging numerous personal items and pieces of furniture; often this includes painting such that when you enter the home you see one cohesive color throughout; and of course, with some properties an extensive overhaul. You can bet I sweat the details such that nothing is overlooked in this process and have the reputation for successfully doing so many times over. Often, I bring in pieces acquired to set your home apart from how many staging services do with their generic mass-produced furniture from national retailers, but more often I utilize what’s there already and aid the homeowners in deciding what should be removed to best showcase the home.  See what my clients have to say with respect to my staging expertise.
